A house-sized Vancouver townhouse, a North Vancouver house and several more affordable condos and townhomes, followed by two Vancouver wild cards and updates to earlier files.
$1,849,000
This is the house-sized option in the group, with two levels, several outdoor areas and a private gated double garage.
It is also a longer-term tenancy play. The listing agent says the lease runs to September 2027. He says an earlier arrangement with the tenant might be negotiable if there is a sufficiently compelling offer, but I would treat September 2027 as the baseline unless a separate written agreement says otherwise.
The sale structure is unusual compared to our usual court-ordered sale listings. The listing agent noted that the bank is not involved in this sale. The property has two owners and is co-listed. If both owners accept an offer, he says the transaction can proceed without court approval. If only one accepts, it would go to court. A buyer's lawyer should confirm the tenancy, title, seller authority and sale process for the particular offer.

The lot and optionality are the story here. The listing describes a self-contained one-bedroom suite added with permits in 2015, along with potential for a new principal home, secondary suite and coach house, all subject to municipal approval.
The listing gives a useful starting point, but it is not site-specific approval. A buyer should confirm with the District what can actually be built and verify the suite permit, final inspection and current occupancy before assigning value to either the existing income or future development potential.

$249,900
This is the lowest-priced listing in this week's group and is close to Gateway SkyTrain. It includes in-suite laundry and a storage locker, but no parking.
At 335 sq. ft., the size matters as much as the price. Financing, layout, resale and the current strata records all deserve a close look. The listing describes the property as being sold as is, where is.

$459,900
A practical two-bedroom, two-bathroom corner unit with one parking space and a storage locker. The current price is $55,000 below the earlier public listing, which makes the reset worth noticing without automatically making it a deal.
The current strata fee is advertised at $500.62 per month. Minutes, insurance, depreciation information and any levy exposure still need to be reviewed before deciding what the lower price means.

$609,000
This one has a tandem two-car garage, balcony and fenced rear yard. It is currently tenanted, but the listing agent says the tenant is addressed in the conduct-of-sale order and is required to vacate 30 days after court approval.
That is useful information, but I would still have a lawyer review the filed order and confirm the actual possession arrangements before relying on vacant possession. The agent also said more photographs and a floor plan are expected before the weekend.

$727,000
A practical family layout with three bedrooms, three bathrooms, two parking spaces and a private patio and backyard backing onto green space.
One figure is worth flagging. The current listing advertises a $237 monthly strata fee, while a prior listing reported $306. An interested buyer should use the current Form B to confirm the correct amount, along with any levies, litigation and insurance issues.

$799,000
The more flexible Fleetwood option this week, with three bedrooms plus a den and useful space for a family or home office. The listing notes one covered and one uncovered parking space.
The property has also been relaunched at $799,000 after an earlier 2026 asking price of $765,000. I would verify the lower-level den and the current strata package, then compare the new price with recent sales rather than assuming an automatic court-sale discount.

$2,350,000
This is a land and due-diligence file rather than a conventional home purchase. The listing describes a 401-sq.-ft. cottage and two barns of approximately 2,100 and 6,000 sq. ft.
The listing also says there are no creeks, easements or rights-of-way and that the property is outside the floodplain. Those statements need title and professional verification. A 2020 City report identified the parcel as agricultural and within the Agricultural Land Reserve, so the current planning status, any previous Agricultural Land Commission application, services and legality of the structures all need to be confirmed.

$1,195,000
This one has been listed since August 17, so it sits outside this week's fresh-listing group but is worth bringing forward now. The MLS report identifies the seller's interest as a court-ordered sale and says the suite is vacant. The listing describes a southwest-facing corner home with False Creek and David Lam Park views, two flex rooms, two parking spaces and a storage locker.
The $986.28 monthly strata fee is material. I would want the strata records, insurance, depreciation information and any upcoming work reviewed before deciding what the size, view and two parking spaces are worth. The property is being sold as is, where is.

$4,475,000
This falls outside my usual residential search because it is listed in the commercial multifamily category. The underlying use is residential, however, and the court-sale process makes it relevant as a wild card.
The public listing describes a 1912 building with 20 rental units, ranging from micro units with communal washrooms to bachelor, one-bedroom and two-bedroom accommodation, along with two coach houses. The marketing materials say it is being offered through conduct of sale on behalf of the first mortgage lender.
With a building of this age and a non-standard suite mix, the rent roll, operating expenses, lawful use and building condition need close review before relying on the advertised income or future potential.

The September 18 email reported a hearing scheduled for September 24, 2026, and an accepted offer of $590,000. That date has now passed. This archive does not establish whether the hearing proceeded, its outcome, or whether the property remains available. Ask for a current status check before taking any action.
I heard back from the listing agent after last week's email. The $999,000 price buys only the two-thirds interest. The remaining one-third is owned separately and is expected to cost approximately $750,000, so buying the whole property would mean two contracts and a combined asking price of roughly $1.75 million.
The agent also says the City has confirmed 3.0 FSR for the site. On possession, there is still one loose end: the tenants are reportedly looking for another place and the owners say they would provide vacant possession, but the agent also said a buyer should assume the tenancy. I would want the contracts to address both simultaneous completion and possession clearly before relying on either.
Agent information reported September 18; current terms and possession require confirmation.
