Nine listings, with agent answers and seller financing

Sent to subscribers September 4, 2026 · 9 listings · 8 property features

From a Horseshoe Bay condo with a seller-financing proposal to family townhomes, acreages and an Abbotsford assembly. The nine listings appeared in eight features because two properties were offered together.

$965,000

2 bed / 2 bath condo · 1,038 sq ft · The Sanctuary, Horseshoe Bay

The one I would look at first this week, for an unusual reason: financing. The listing offers seller financing of up to 75% of the purchase price for qualified buyers, and when I asked, the listing agent gave me the shape of it: as low as 6.49% for 12 months, for a creditworthy buyer, and only at full asking price, with a formal quote from the lender's side. Read that carefully. It is a short-term bridge for a buyer who cannot arrange bank financing on a court timeline, and the price of the convenience is paying the ask. Useful to the right buyer, not a discount.

The suite itself is a southwest-facing corner with water views, 10 foot ceilings and a travertine fireplace, and the $998.73 monthly fee covers a 24-hour concierge, geothermal heat, and use of the strata's boat and captain, which I also asked about: the first two hours cost a $100 user fee, subsidized by the strata, with the captain's regular rate after that. Three days on market. Sold as is, where is. Listed by Royal LePage Sussex.

$621,000 plus GST

2 bed / 2 bath condo · 856 sq ft · Belvedere, Surrey City Centre

Back to the court-priced building we covered in July: a move-in-ready 2 bed, 2 bath concrete home steps from the SkyTrain, with the full 2-5-10 warranty, air conditioning, and separated bedrooms. Two things I verified this week. GST is payable on top of the price, which would put it at roughly $652,050 with GST, and how any rebate applies to you is an accountant question. And the floor plan shows a 230 square foot terrace, which the remarks do not mention and which is enormous against an 856 square foot interior.

On the second-parking promotion, the rep I spoke with told me court-priced buyers do have access to the extra stalls, but supply is limited and first come, first served, so treat the second stall as possible rather than promised. Three days on market. Listed by Magnum Projects Ltd.

$489,000

2 bed / 1 bath townhome · 1,366 sq ft · Hyland Creek Village

The least expensive way into this week's list, and the data fields undersell who can buy it. The listing shows a 45-plus age restriction, and the strata's bylaws also bar rentals. But since late 2022 the Strata Property Act has eliminated rental-restriction bylaws and limits enforceable age bylaws to 55 and over, and this strata's restrictions predate that change. Confirm the current bylaws and their enforceability with your lawyer before you rely on it, but the practical audience for a 1,366 square foot, radiant-heated townhome with a garage and EV plug in a gated complex is likely much wider than the data field suggests. Maintenance and strata documents are the things to read next. Three days on market. Sold as is, where is. Listed by RE/MAX City Realty.

$725,000

3 bed / 2.5 bath townhome · 1,300 sq ft · Elgin Oaks, South Surrey

Two photos, and there is a reason: the listing agent told me more pictures are coming as soon as he gets access, which also tells you the unit is occupied and being sold sight-mostly-unseen for now. There are several townhomes in the area under the $800,000 mark with 3 beds, 2 baths and over 1200 sqft. So, does this one stand out? One data note: the bathroom field says 3 while the remarks say 2.5, which is highlighted in the comments that there is a powder room on the main floor. Four days on market. Sold as is, where is. Listed by RE/MAX City Realty.

$2,500,000

2.6 acre infill site with a 3 bed / 2 bath house · Silver Valley

An acreage priced for its future: the remarks describe a medium-density designation and an application currently submitted to the city for 5 single-family lots and a duplex lot. When I asked how far along that application is, the listing agent's answer was that they have no information on it, the seller makes no representations or warranties, and buyers must check with the City of Maple Ridge. Both statements are now in front of you, and the City is the only source that counts, so price the property on what you can confirm there.

One thing the agent did confirm plainly: vacant possession will be provided, so the current $3,500 a month tenancy ends with the sale. Two days on market. Sold as is, where is. Listed by Real Broker B.C. Ltd.

$1,899,900

6 bed / 5 bath rancher · 4,122 sq ft on 2.5 acres · near the Highway 1 interchange

A 2013 rancher on 2.5 flat acres with the outbuildings that make rural Langley buyers look twice: a 70 by 40 shop, a 40 by 22 barn, and a three-car garage. The remarks note the 2 bed suite was decommissioned by the Township, their word, and I have asked the listing agent what that involved and whether it could be legally reinstated; until that answer comes, price it as a six-bedroom house, not a mortgage helper. The property is on well and septic, which I confirmed, so the usual acreage questions about inspection records apply. Eight days on market. Sold as is, where is. Listed by Royal LePage West Real Estate Services.

$3,000,000 as a package (must be sold together)

Two lots totalling 18,637 sq ft · prior 6-storey approval

A land assembly with more entitlement history than most: a previous development application for a 6-storey, 60-unit building, with rezoning and development variance permits that reached third reading at council before stalling. Two answers from the listing agent's office worth having in writing. First, the package price is $3,000,000: the remarks originally stated $3,400,000, and after I asked, the office confirmed the lower figure in writing and the listing has since been corrected. Second, the approvals "should be transferable, check with the city for confirmation," their words, and the council report is available through me for anyone serious. The prerequisites that stalled at third reading are the underwriting question. Four days on market. Sold as is, where is. Listed by Royal LePage West Real Estate Services.

$925,000

3 bed / 2 bath house · 2,315 sq ft on an 8,997 sq ft lot

The remarks lead with "under market value," so I asked the listing agent whether that rests on an appraisal. His answer, and credit to him for a straight one: no appraisal, it is his read of the lot size, location and comparables. He also confirmed no subdivision application has been filed; the two-lot concept is potential only, subject to City of Abbotsford approval. So treat this as a house on a lot, test the price against comparable sales, and treat the subdivision as upside you underwrite, not something you pay for until you know for a fact. Eight days on market. Sold as is, where is. Listed by Pathway Executives Realty Inc.
