Seven court-ordered listings, with answers from the listing agents

Seven court-ordered listings this week, all south and east of Vancouver: five in Surrey plus one each in Burnaby and Coquitlam, from a $489,000 two-bed condo in Whalley to a $2,649,000 South Surrey house that held an open house that Saturday. One thing was different this edition: before writing it, questions went to the listing agent on every file, covering court status, documents and the specific oddities in each listing. Every agent answered, and their answers were folded into the cards, marked as theirs rather than mine.

5 bed / 6 bath house · 4,349 sq ft · Sunnyside Park, South Surrey

A custom two-level backing onto greenbelt, which the remarks describe with a wok kitchen, radiant in-floor heating and air conditioning. The data field showed 3 bedrooms while the write-up described six, so the question went to the listing agent, who confirmed in writing that the house has 5 bedrooms and 6 bathrooms, corrected the data field, and uploaded a new floor plan. He also mentioned several inquiries from other realtors, his observation rather than a guarantee of competition. The open house it carried has now passed.

2 bed / 2 bath condo · 857 sq ft · Whalley, Surrey

The least expensive way into the week's list. A top-floor corner unit the remarks describe with 10-foot ceilings and a south-facing balcony, with parking and a locker, in a building that allows pets and rentals. Maintenance runs $380 a month. Asked where the file stood, the listing agent said there was serious interest, no access to the unit at the moment, and strata documents not yet available, which can happen with a new listing when documents have been ordered but not yet provided by the strata management company.

1 bed / 1 bath condo · 524 sq ft · Metrotown, Burnaby

A 2022-built tower unit in the heart of Metrotown, with air conditioning, one parking stall and a locker, and maintenance of $314.74 a month. The unit number and the write-up disagreed about the floor, so the question was asked; the listing agent confirmed the 41st floor. He also said the Schedule A is available on request and strata documents have been ordered, so the terms can be read before you draft anything. Worth noting: the property is tenanted.

House · 1,452 sq ft on an 8,778 sq ft lot · Coquitlam West

Land with income while you hold, per the remarks: a lot near Burquitlam SkyTrain with cited rezoning potential, road and lane access, and a 1956 house on it. Asked whether the house is habitable as it stands, the listing agent's answer was direct: yes, and rentable, though he volunteered that it sits on a very busy street, which is candour worth having. He could not say whether the property has ever had an oil tank scan, and a 1956 build is old enough for that to matter, so budget for one. One data note: the bedroom field reads zero, while the measured plan shows one bedroom plus an additional room without a closet.

6 bed / 8 bath new build · 7,303 sq ft · Grandview, South Surrey

An unfinished new build, and this week the file says how unfinished. The listing agent walked through the stage of construction: roughed-in plumbing, electrical and insulation inspections done, drywall installed, stucco and roof finished outside, with the remaining interior work left to the buyer. That defines what you would be underwriting: finishing costs on 7,303 square feet, from flooring through fixtures. Note that drywall installed does not necessarily mean ready for paint, which is why you get an inspection. On GST he would not comment and said buyers should seek independent advice, so get an accountant's answer before you offer.

Fire-damaged house on a 6,202 sq ft lot · Cloverdale, Surrey

A house that suffered significant fire damage, within walking distance of schools. The remarks say the value is primarily in the land, and asked for detail on the fire and the structure, the listing agent's answer was that he has none to give: the sale is as is, where is, buyers are to do their own due diligence, and they are treating it as lot value only, his words. So price it the way he does: a lot in central Cloverdale, tested against recent lot sales, with demolition and permits in your cost estimates rather than renovation. One disclosure: this listing is held by Oakwyn Realty Ltd., the brokerage Reggie is licensed with, through a different office and not part of his team.

Development parcel · 7,728 sq ft corner lot · Guildford, Surrey

A corner parcel on a major corridor, offered under a court-appointed conduct of sale, with zoning the listing describes as allowing density up to 2.25 FSR. The listing agent answered questions in unusual detail. A Phase 1 environmental assessment has been completed and is available to buyers. On title, she reports no rights of way, covenants or easements; the registered charges are financial and are cleared on the vesting order, so a purchaser takes clear title. And on assembly context, she noted the adjacent holding sold in 2025 for $12,900,000 to an unrelated owner. The parcel itself is un-entitled with no active development application, so underwrite what is permitted today. The lot is vacant and can be walked.

This week's tip: Asking the listing agent costs nothing, and this week it changed the file on at least two of these listings: a bedroom count was corrected and a new floor plan uploaded on the South Surrey house, and the Cloverdale agent's lot-value-only position informs how to frame your price. Two cautions go with that. Every agent answer above is the agent's own statement, passed along but not verified, so treat them as leads for your due diligence rather than substitutes for it. And where a question got no answer at all, as with GST on the unfinished build, budget for the expensive outcome until a professional tells you otherwise.
