A court date in Ladner and a $415K condo with a catch

Nine court-ordered listings this week, and a better mix than the last one. The one that led the email was a Ladner house already carrying an accepted offer and a scheduled court hearing, where competing offers could be put in front of the judge. Elsewhere: a five-bedroom house in Caulfeild at $2,900,000, and five building lots in the same Abbotsford subdivision listed at once. Three listings were outside the usual Metro Vancouver coverage and were labelled plainly as such.

A custom-built Spanish-style house on a quiet cul-de-sac, on an 11,800 square foot lot, with an indoor swimming pool, a gym area, a sauna, and a legal suite on the main floor. Listed 356 days with the price down $215,000 along the way. The interior is dated and appears mostly original, and the item to price properly before anything else is the indoor pool, because the mechanical, ventilation and humidity control on an indoor pool are expensive to run and more expensive again to put right. This one carried a scheduled court hearing where competing offers could be presented; that date has now passed.

A large house on what the remarks call a huge private lot, within walking distance of Stearman Beach and Cypress Market. The listing describes five bedrooms, four bathrooms and two rec rooms; the bathroom count in the data field reads as one, which conflicts with the remarks, so that needed confirming before building any assumptions on it. On a 63 foot lot with a single garage and a two-bedroom suite. Six bedrooms across 2,000 square feet means modest rooms, so go in expecting that. The suite is the point for anyone buying with rental income in mind, and the first thing to establish is whether it is authorised, because the remarks do not say. Listed 10 days at time of sending.

The listing led with a claim that the price sits $176,000 below BC Assessment, which is the sort of line worth checking yourself rather than taking at face value. Setting the claim aside, 2,097 square feet with four bedrooms, a washroom on every level, a south-facing main floor and a walk-out basement is a lot of townhome for $650,000. The least expensive thing on the list. A ground-floor unit at SFU built 2012, with nine-foot ceilings, a private yard and its own back entrance. The catch sits in the data fields rather than the remarks: title to land is a leasehold prepaid strata, not freehold. That is normal for much of the housing at SFU and not automatically a problem, but it changes how the unit holds value and how some lenders treat a mortgage against it. Five coming to market together gives a builder the option of taking more than one, and means whoever buys a single lot will be living beside construction while the others build out. About 100 km east of Vancouver. The remarks pitch it as an investment or holding property, and at this price for 2,678 square feet that framing is fair enough. Sold strictly as is, where is. Listed 17 days at time of sending.

This week's tip: Read the data fields, not just the write-up. The Burnaby condo above is a good demonstration: its public remarks are entirely positive, but the property summary records the title as leasehold prepaid strata. The same is true in the other direction, where one listing's remarks described four bathrooms while its data field said one. On an ordinary sale a seller disclosure statement would help resolve that. On a court-ordered sale there is no disclosure statement, so where the write-up and the fields disagree, treat both as unconfirmed until someone checks.
