No new court-ordered listings came on the board this week, so this edition went back through what is still active and picked seven worth a look: two recent price reductions, four homes, and three land or development plays, one of them well outside the usual coverage area.
$1,892,000 (reduced $107,000)
Zoned RGO-A, which the listing says allows construction of up to four homes. The remarks are explicit that the value is predominantly in the land, so treat the existing house as a bonus rather than the point. Functional layout with main-floor oak flooring, plus a detached carport with a 60-amp panel. Listed 51 days at time of sending.

$637,450 (reduced $33,550)
A top-floor corner unit in a 1999 tower looking toward Bayshore Marina, Stanley Park and the North Shore. Solarium, in-suite laundry, one parking stall, concierge, gym and sauna. Do the math before the location wins you over: at 490 sq ft this is roughly $1,300 per square foot, and the strata fee is $552.62 a month. Listed 65 days at time of sending.

$2,099,000
Custom built on a 5,900 sq ft lot, with granite used extensively including the staircase, and a large kitchen and family room opening onto a sundeck. North-south orientation, so decent light through the day. Downstairs holds a one-bedroom suite that can offset the mortgage. Sold as is, where is.

North-facing on a high floor with a solarium and private patio looking over the harbour to the North Shore mountains. Nine-foot ceilings, air conditioning, hardwood floors, gas cooktop, and one of only five homes on its floor. Indoor pool, hot tub, sauna, steam room, gym and 24-hour concierge. Built 2008, strata fee $833.65.

$799,900
High-floor northeast corner with partial water and city views through full-span windows. New flooring in 2023, updated kitchen, a large pantry and a flex area that works as a second office. Built 1998, strata fee $659.30. The remarks note it previously rented at $5,000 a month as a corporate rental, which is worth knowing if you are buying to hold.

$1,499,000
A vacant lot, so ignore the cover photo if it suggests otherwise. Just under 0.7 acres on a quiet cul-de-sac, zoned RS3, with ocean, island and mountain outlooks. You are buying the site and the view, and paying to build on top of that. Listed 59 days at time of sending.

$399,900
Outside the usual Metro Vancouver coverage, roughly 120 km east of Vancouver, and included because the price is unusual rather than because it is local. Almost five acres of untouched mountain land above the Fraser River with no services in place. A recreational or long-hold proposition; check access, servicing and what the regional district will actually permit. Listed 145 days at time of sending, by far the longest here.

This week's tip: Look at how long each pick has been listed. In an ordinary sale a long listing usually means the price is wrong. In a court-ordered sale it can also mean the lender has not yet found a number it is willing to take in front of a judge. Neither is a guarantee of anything, but a long-listed property that has just been reduced is usually where the room is.
