A court-ordered Gastown loft with no court date to worry about

I don't usually email outside the weekly list. This one had just come on the market, I walked it the day before, and it was unusual enough to be worth the interruption.

Why this one is different

Normally a court-ordered sale means a court date. Your accepted offer goes before a judge, anyone can turn up and outbid you, and your offer must be unconditional by then. That's why most buyers steer clear of foreclosures.

This one is different. According to the listing, the lender received an order absolute, so title had already transferred and the lender was the owner. The sale was not subject to court approval. Foreclosure pricing without the courtroom risk.

What I noticed walking it

No air conditioning, only electric baseboard heat — which I'd normally flag hard given how the climate is changing. But I was in it late afternoon in the middle of a heat warning and it was comfortable: north-facing, two ceiling fans, concrete floors, no western exposure. If you wanted cooling later, a mini-split is the usual route in these conversions — and the strata sign-off is the part people underestimate, not the install.

At $542 per square foot it sat more than $100 a foot below the building's last sale (March 2025). The catch is the monthly cost: a strata fee over $860 and no parking stall. Sold as is, where is, with the lender's Schedule A overriding the standard contract clauses.

One thing not in the listing: the block is about to change a lot, with rezoning applications pending and approved and development permits issued nearby. How much of the rooftop view survives depends on which ones proceed. I pulled the filings for subscribers who asked.
