My 8 picks from a week with 70+ new court-ordered listings

Sent to subscribers July 10, 2026 · Addresses, photos and listing links went to subscribers by email

The court-ordered board was busy: 70-plus listings added across Metro Vancouver this week alone. My eight picks draw from the full active board — some brand-new, a couple that have sat long enough to make the price conversation interesting. All sell subject to court approval.

$419,000

2-bed condo · Downtown New Westminster

The entry point this week. A ground-level 2-bed in the heart of downtown New West — steps to the SkyTrain, Douglas College, Pier Park and the Quay — under $420K. Fair warning: the listing has exactly one photo (court sales don't do staging), so bring your imagination. Sold as-is, budget for cosmetics — but a 2-bed by transit at this price is a genuine foothold.

$649,000

2-bed corner condo · North Coquitlam

A bright 2-bed corner on a high floor — mountain and city views, resort-style amenities (pool, hot tub, gym), directly across from Coquitlam Centre and steps to the SkyTrain and Lafarge Lake. A lot of home, and location, for the money.

$949,999

Detached rancher · White Rock

A tidy White Rock rancher under $1M that quietly carries upside: under the new small-scale multi-unit (SSMUH) rules the lot could support up to four homes. Live in it now, or hold and build later — two ways this one can pay off.

$1,199,000

4-bed / 3.5-bath townhouse · Hastings Sunrise, Vancouver East

A sound corner home with a functional layout that needs cosmetic love, not structural rescue. The listing says "requires TLC" — exactly the kind of note that scares off most buyers and rewards the ones who can tell a weekend of paint from real money.

$1,564,000

Detached with suite · West Newton, Surrey

About the lowest-risk court sale you'll find: custom-built in 2019 with the 2-5-10 warranty still running, every bedroom with its own ensuite, air conditioning, and a one-bedroom suite already renting at $1,200 a month. A newer, income-producing home priced to move through the court.

$1,700,000

Income property on an 8,164 sq ft corner lot · West End, New Westminster

Currently run as a rooming house generating around $8,900 a month, with 6-plex development potential down the line. It's logged 130 days on the market — and in court-sale land, that kind of patience usually softens the number. The kind of holding that pays you to own it while you plan the next move.

$2,188,000

Non-strata duplex · Collingwood, Vancouver East

A front-to-back, non-strata duplex — two sides, each 4 bed / 3 bath at around $625 a square foot — on a lane-access lot with a detached garage. A builder's finish-and-hold, or genuinely two homes for two families under one title.

$2,999,999

1.86-acre development site · Bolivar Heights, North Surrey

A stalled development, but a long way down the track: approved at 3rd reading for a 6-lot subdivision with the PLA already in place, and a home on the land in the meantime. Rare to catch a court-sale development site with this much of the risky approval work already behind it.

This week's tip: Line up your financing before you make an offer, not after. Court sales use a "Schedule A" that strips out most standard buyer protections — including the subject-to-financing safety net — once the court approves. The prepared buyer wins these; the hopeful one gets caught out.
